Hồng Hạc City Launches Next Development Phase at the Heart of Hanoi’s Northeast Growth Pole

On May 27, in Hanoi, the co-developers of Hồng Hạc City — Phú Mỹ Hưng and Nomura — officially held the launch event for Zone F1-2 within the Hồng Phát sub-zone, marking a significant milestone in the long-term development roadmap of this large-scale urban township at the northeastern gateway of Hanoi.

The event took place as the Northeast Hanoi – Bắc Ninh corridor continues to emerge as a new growth pole of the Capital Region, driven by regional infrastructure connectivity, high-tech investment inflows, FDI, and the growing trend of urban migration by professionals and knowledge workers toward new satellite cities.

Hồng Hạc City: Benefiting from Its Position at the Heart of the Capital Region’s New Growth Pole

Strategically located in Bắc Ninh — at the gateway to the capital region and at the center of the North’s key economic zone — Hồng Hạc City is developed across a 197.76-hectare site with a fully planned technical infrastructure system, green parks, multi-story parking facilities, and essential public amenities including healthcare, education, sports, and cultural facilities. The overall construction density across the township is just 27.9%, with a planned residential population of approximately 27,000.

Beyond its mixed-use service clusters forming a comprehensive “All-in-One” lifestyle ecosystem, Hồng Hạc City is planned with three residential sub-zones comprising over 2,800 units — including semi-detached villas, shophouses, and townhouses. The three sub-zones, designated F, G, and H, are named Hồng Phát, Hồng Thịnh, and Hồng Phúc respectively — names that collectively embody aspirations for a civilized, ever-growing urban community defined by prosperity and happiness.

Of the three, Hồng Phát (Zone F) is being prioritized for first development. Following the launch of Zone F1-1 in June 2025, Phú Mỹ Hưng and Nomura have now unveiled Zone F1-2, comprising a total of 397 units. The first handover for Zone F1-1 residents is scheduled for later this year.

A representative of Phú Mỹ Hưng noted that Hồng Hạc City is not being developed as a standalone project, but is designed as an integrated urban model — with a full ecosystem of education, healthcare, retail, entertainment, and sustainable living spaces at the heart of the expanded Capital Region.

“What has driven Phú Mỹ Hưng’s success over more than 33 years is our unwavering commitment to sustainable urban development — legal compliance, a resident-centric philosophy, synchronized infrastructure delivery, and the creation of long-term value. With Hồng Hạc City, we remain true to that same spirit.”

The developer also shared that the decision to develop Hồng Hạc City in Bắc Ninh stems from a long-term vision for the growth potential of the Northeast Hanoi corridor — a region converging multiple new growth drivers, including inter-regional transport networks, high-tech industrial zones, Gia Bình International Airport, and an increasingly well-connected link with Hanoi and the northern provinces.

“We see enormous development potential in the Northeast Hanoi region going forward. Hồng Hạc City is positioned to become a landmark destination within the Capital Region, helping to establish a new standard of living for the area.”

Commenting on the potential of the Capital Region Master Plan, Assoc. Prof. Dr. Trần Kim Chung, former Deputy Director of the Central Institute for Economic Management, remarked: “The Northeast Hanoi – Bắc Ninh area is emerging as a new growth pole of the expanded Capital Region. The momentum here is driven by three key forces: high-tech FDI inflows, inter-regional connectivity infrastructure, and the migration of residents and skilled workers away from the urban core.”

“In the long term, Northeast Hanoi and Bắc Ninh have the potential to form a large-scale urban–industrial–technology corridor for northern Vietnam,” he added.

Many experts share the view that, alongside the broader expansion of Hanoi’s urban footprint, the Northeast is entering an accelerated phase of development — becoming a new destination for the professional community, high-skilled workforce, and residents seeking an integrated, modern lifestyle that remains in harmony with nature.


Comprehensive Urban Planning, Ahead of the Knowledge Economy Wave

In this context, well-planned gateway townships are expected to play a critical role in reshaping the urban landscape of the Capital Region — creating new centers for living, working, and connectivity beyond Hanoi’s inner core.

Positioned strategically on Hanoi’s doorstep, Hồng Hạc City is designed to become a landmark in the Northeast, developed as an eco-urban and knowledge-city model with an all-in-one amenity ecosystem tailored for future generations of residents.

Alongside product development, major amenity components are currently under construction, including a 17.8-hectare central park, a school system, a medical center, and community spaces. Notably, the developer plans to open a Sales Gallery within a 6.2-hectare mixed-use experience complex at the heart of the township — featuring a nearly 2-hectare ornamental lake, picnic and camping grounds, photo-worthy destinations, and a range of experiential activities for visitors and future residents alike.

As co-developer, a representative of Nomura Real Estate Vietnam stated that the project continues to build on an eco-urban development philosophy anchored by five core values: green living, healthy living, prosperous living, active living, and happy living.

Nomura also noted that its urban development expertise from Japan — particularly through the PROUD residential brand — is being carefully studied and adapted to local conditions, with the aim of enhancing the living experience, operational quality, and long-term value of the project.

The partnership between Phú Mỹ Hưng and Nomura Real Estate Vietnam is expected to form a strong long-term development foundation for Hồng Hạc City — one that combines international experience with an in-depth understanding of the Vietnamese market.

Beyond product quality, the developer emphasized that Hồng Hạc City is being built with the vision of cultivating a sustainable residential community — one where the quality of life deepens over time through synchronized planning, a complete amenity ecosystem, and high standards of urban management.

The Zone F1-2 launch also marks the beginning of a new preparation phase for Hồng Hạc City as it advances toward becoming one of the Capital Region’s landmark eco-urban developments at the Northeast growth pole — a location widely expected to become one of the region’s most significant new development centers over the coming decade.

The first home handovers are planned for later this year. The developer has also introduced a financial support program featuring 0% interest and principal deferral until the handover date, with the backing of partner banks including Vietcombank, BIDV, VIB, and Standard Chartered.
